Best Homeowners Insurance Companies in Newfoundland and Labrador (2026): Ratings and Market Share
Best homeowners insurance companies in Newfoundland and Labrador ranked on 2023 Superintendent personal property written premiums, dated AM Best ratings and verified Canadian home product pages from Intact, Co-operators, Aviva and TD Insurance.
Last verified October 16, 2026 · Insurance 8020 is not a licensed insurance producer, broker or agent, does not sell policies and is not affiliated with any insurer named below.
The best homeowners insurance in Newfoundland and Labrador comes from private insurers that already write a meaningful share of provincial personal property premium, hold a documented financial strength rating where one is published, and show a working Canadian homeowners product page. We ranked four carriers with product pages we could fetch on October 16, 2026, ordered by their 2023 Newfoundland and Labrador personal property written premiums in the Superintendent of Insurance Statistical Report. We do not rank on a single provincial average premium, because neither the Superintendent nor Statistics Canada publishes a dollar average for NL home insurance.
Key Takeaways
- Intact companies lead Newfoundland and Labrador personal property premium - Intact Insurance Company and Novex Insurance Company together wrote $88.7 million (29.37%) of 2023 personal property written premium, and AM Best affirmed Intact Insurance and Novex at A+ (Superior) on May 21, 2026.
- Co-operators is the largest single co-operative writer we ranked - Co-operators General wrote $49.6 million (16.42%) of 2023 personal property premium and holds an A (Excellent) AM Best financial strength rating in its 2025 annual report.
- Aviva and TD Insurance round out the verified product-page ranking - Aviva Insurance Company of Canada wrote 6.57% and Security National Insurance Company (a TD Insurance underwriter) wrote 5.73% of 2023 personal property premium.
- Unifund wrote the most personal property premium of any single company - $55.0 million (18.20%), with a St. John’s address at 10 Factory Lane; we did not give Unifund its own H2 because we could not fetch a consumer homeowners product page on October 16 (bot challenge), so we treat it as context for Intact’s Atlantic presence rather than a separately ranked brand.
- There is no official NL average home premium in dollars - use StatsCan’s CPI change series and get a local quote instead; see our Newfoundland and Labrador homeowners insurance cost guide.
- Catastrophe pressure is real in the province - IBC reported the August 2025 Kingston wildfire caused over $70 million in insured property losses.
How we ranked these Newfoundland and Labrador homeowners insurers
We included only carriers with (1) a working Canadian homeowners or house insurance product page we could fetch on October 16, 2026, (2) a material 2023 personal property written-premium line in the Superintendent’s Table 5.2, and (3) a dated AM Best financial strength rating when one is still published. We ordered them by 2023 personal property written premium for the legal entity named in that table (or, for Intact, Intact Insurance plus Novex, both named as AM Best core Intact subsidiaries). Personal property in the Superintendent report is broader than owner-occupied homeowners alone (it can include tenants and other personal lines), so shares are a provincial book-size signal, not a pure HO-3 market share.
We omitted Wawanesa and Sonnet from the ranked list because their 2023 NL personal property written premiums were essentially zero in Table 5.2. We omitted Accelerant because we could not verify a consumer homeowners product page. We omitted Dominion of Canada / Travelers Canada from the ranked H2s after the Travelers Canada home URL redirected to Economical and returned a bot challenge without usable coverage text. AM Best withdrew credit ratings of Canadian Aviva subsidiaries historically, so Aviva is ranked on NL premium and product page only.

WP is written premiums from Table 5.2 personal property, year ended Dec 31, 2023 ($000s converted). Intact row sums Intact Insurance Company ($36,224k) and Novex Insurance Company ($52,480k). Province total personal property WP: $302,044k. 1. Intact: largest verified homeowners brand with A+ strength and deep NL premium
Intact ranks first because Intact Insurance Company and Novex Insurance Company together wrote more personal property premium in Newfoundland and Labrador than any other brand combination we could pair with a fetched homeowners page. Intact wrote $36.2 million and Novex $52.5 million in 2023, or 29.37% combined. AM Best affirmed Intact Insurance Company, Novex Insurance Company and Belair Insurance Company Inc. at A+ (Superior) on May 21, 2026, with a stable outlook, and described Intact Financial as Canada’s largest property/casualty provider.
Intact’s house insurance page (fetched October 16, 2026) describes coverage that may vary by province, including:
- Dwelling building and attached structures.
- Additional buildings such as a detached garage or shed.
- Personal property for furniture, clothing, electronics and appliances.
- Loss of use for increased living expenses when a covered claim keeps you out of the home.
- Personal liability with limits up to $2,000,000 noted on the page.
- Water options spanning basic accidental water damage, sewer backup, water and sewer lines, overland water and ground water.
Unifund Assurance Company separately wrote $55.0 million (18.20%), the largest single-company personal property total in the province, with a Table 1.3 address at 10 Factory Lane in St. John’s. We could not fetch a Unifund consumer homeowners URL on October 16, so Unifund is not a ranked H2; treat it as evidence of a large Atlantic personal-property book connected to the same St. John’s corridor as Intact’s Newfoundland presence. See our Intact carrier profile, then compare quotes for your NL address.
2. Co-operators: co-operative scale, A (Excellent) and documented water protection
Co-operators ranks second on company written premium among brands with a fetched home page. Co-operators General Insurance Company wrote $49.6 million (16.42%) of 2023 NL personal property premium. Its 2025 Annual Report lists an A.M. Best financial strength rating of A with a stable outlook for Co-operators General for 2023 through 2025.
The Co-operators home insurance page covers homeowner, condo, tenant, seasonal and rental property options. It highlights:
- Personal items coverage for damaged or stolen belongings.
- Liability coverage for accidents on your property.
- TomorrowStrong sustainability and resilience rebuild features included in home plans, per the page.
- Comprehensive water protection, described as covering flooding, sewer back-ups and related water risks beyond basic pipe leaks.
Policies are sold through Co-operators financial representatives. See our Co-operators profile.
3. Aviva Canada: established broker brand with a clear homeowners page
Aviva ranks third on the Aviva Insurance Company of Canada line. That company wrote $19.8 million (6.57%) of 2023 NL personal property premium. Sister companies in the Superintendent table add more personal property premium (Aviva General $8.8 million, Traders General $10.1 million, Elite $3.2 million), which would bring an Aviva-family total near 13.9% if summed, but we rank the named Aviva Insurance Company of Canada line against a single fetched product page.
Aviva’s home insurance page lists comprehensive coverage themes including fire, explosion, theft and vandalism; falling objects; lightning, hail and windstorm; certain types of water damage; other structures; belongings; personal liability; and additional living expenses. Cover is sold through brokers. AM Best historically withdrew ratings of Canadian Aviva subsidiaries, so we do not publish a current Aviva AM Best grade here. See our Aviva Canada profile.
4. TD Insurance: direct channel with Security National premium in NL
TD Insurance ranks fourth on the Security National Insurance Company line, which wrote $17.3 million (5.73%) of 2023 NL personal property premium. Primmum Insurance Company ($10.7 million) and TD Home and Auto Insurance Company ($0.5 million) appear in the same table and are named among TD Insurance underwriters on the product page footnotes, for a TD-family personal property total near 9.45% if combined.
TD Insurance’s home insurance page describes the Million Dollar Solution overall limit concept, claims-free rewards (with an Atlantic Provinces regional example in the footnotes), repair warranty when using network vendors, liability, additional living expenses and optional water coverages (above-ground and extended water / sewer and overland). Online purchase availability is not guaranteed in every province; the page says to call an advisor when buy-online is unavailable. See our TD Insurance profile.
What we left out and why
- Wawanesa has a clear home insurance page and an A (Excellent) AM Best grade on its site, but Table 5.2 shows only about $3,000 of personal property written premium in NL for 2023, so we did not rank it for this province.
- Sonnet markets home insurance nationally, but its NL personal property written premium was $0 in the 2023 table.
- Accelerant wrote $16.4 million of personal property premium, but we could not verify a public homeowners product page.
- No official average premium. Do not treat aggregator “NL average” blogs as Superintendent or StatsCan figures.
How to use this ranking in Newfoundland and Labrador
- Match dwelling limit to rebuild cost, not market value, especially after storm or wildfire seasons that push reconstruction costs.
- Ask every quote to spell out water: basic escape, sewer backup, overland and ground water are often separate.
- Compare Intact, Co-operators, Aviva and TD (or their brokers/representatives) on the same deductible and liability limit.
- Review city context on St. John’s, Mount Pearl, Corner Brook, Paradise and Conception Bay South, plus the provincial hub at Newfoundland and Labrador homeowners insurance.
- When you are ready, request homeowners quotes.

Frequently Asked Questions
Who writes the most home-related insurance premium in Newfoundland and Labrador?
By 2023 personal property written premium, Unifund wrote the most as a single company ($55.0 million), while Intact Insurance plus Novex together wrote $88.7 million. Co-operators General wrote $49.6 million. Source: Superintendent 2023 Statistical Report, Table 5.2.
Is there a public insurer for home insurance in NL?
No. Home insurance is written by private insurers. The Public Utilities Board’s published consumer materials focus on automobile insurance rate regulation, not a public home insurer.
Does a standard NL home policy cover flood and wildfire?
Fire damage from wildfire is commonly covered under fire perils when the loss is accidental and not excluded, which matches IBC consumer guidance after the Kingston event. Overland flood and sewer backup often need specific water endorsements. Confirm on your wording.
How should I compare Intact, Co-operators, Aviva and TD?
Hold dwelling limit, deductible, liability limit and water endorsements constant, then compare price and claims service. Use our quote form when you are ready.
How we verified this page
Personal property written premiums come from the Newfoundland and Labrador Superintendent of Insurance Statistical Report for 2023. Intact and Novex AM Best grades come from AM Best’s May 21, 2026 affirmation. Co-operators’ AM Best grade comes from its 2025 annual report ratings table. Product coverage bullets were read from each carrier’s homeowners page on October 16, 2026. Percent shares are our calculations on the published $000 totals. We did not invent a provincial average premium or cite competitor comparison sites. See our methodology.
